Today’s Newsmakers at Noon featured another edition of Real Estate Insights with Amy McLeod of The McLeod Group/Keller Williams, joined by Grant Eggleston, Loan Officer with Envoy Mortgage. With more than 20 years of lending experience across conventional, FHA and VA loans, Grant helped us break down today’s lending environment and what buyers need to know about financing a home right now.
One of the big themes was simple: the most expensive decision is often doing nothing. Buyers waiting for the “perfect” interest rate or the “perfect” market may be overlooking the cost of sitting on the sidelines—and opportunities available in the market today.
Amy also explained why late summer can present a buying opportunity. As the season winds down, sellers may be more motivated, competition can change, and buyers who are prepared to act may find negotiating opportunities that weren’t available earlier in the year.
And forget the idea that there is one national “housing market.” Real estate is local. National headlines about prices, inventory and interest rates don’t necessarily tell you what’s happening in Salem and the Mid-Willamette Valley. The right strategy depends on the neighborhood, the property, the buyer, the seller and the financing options available.
The takeaway: don’t make a major real estate decision based solely on headlines—or fear. Know your local market, understand your financing options, and make the decision that works for your circumstances.
