Real Estate Insights – Why Homes Are Sitting – and What Sellers Need to Know Now – Newsmakers At Noon 8/25/26

Posted on August 25, 2026

We began today’s Newsmakers at Noon on a sad note, remembering the legendary Dolly Parton following news of her passing. Her extraordinary music, unmistakable personality, generosity and enduring connection with generations of Americans leave behind an incredible legacy.

Then we turned to another edition of Real Estate Insights with Amy McLeod of The McLeod Group/Keller Williams and special guest Laura Piatt, Escrow Marketing Manager with Ticor.

The big question: Why are some homes sitting on the market? Amy broke down what’s really happening and why sellers may need to adjust their expectations and strategy as buyers become more selective.

Laura added some important perspective with home-sales statistics across the four-county area, looking back over the past five years before zeroing in on the trends we’re seeing in 2026. The numbers help explain why today’s market can feel very different from the one buyers and sellers experienced just a few years ago.

For sellers, the message was clear: the market has changed, and sometimes your strategy needs to change with it. We talked about the adjustments sellers can make when a home isn’t getting the attention or offers they expected.

Finally, your home is under contract—now what? Amy and Laura walked us through the role of escrow and what happens behind the scenes between an accepted offer and closing day.

A great conversation for anyone buying, selling or simply trying to understand what’s really happening in our local housing market.
